May brought a slight uptick in activity over the prior month with our brokerage department completing 20 transactions equating to more than 159,000 square feet.
The Office Brokerage Group of Matt Gregory, Andy Dutcher and Philip Bird had the largest transaction of the month with the sale of 5051 Forest Drive, an 8,650-square-foot freestanding medical office condo in New Albany.
Office transactions accounted for 38% of the month’s closed transactions, indicating that there is a demand for the right size and type of office space. Industrial transactions, however, remain the leader and made up approximately 43% of the month’s transactions.
The largest industrial transaction of the month was the sale of 105 N. Sandusky Street in the Heartland Commerce Park in Mount Vernon by Doug Shull and Joe Menninger. Columbus-based American Isostatic Presses purchased the 32,400-square-foot 4-bay testing facility, which was designed and equipped for large unit testing and assembly. The company is a worldwide leader in the production of hot and cold high-pressure vessels and materials used in the aviation industry and a supplier for the United States Department of Defense.
Kim Benincasa negotiated the largest lease of the month to an industrial tenant at 102 N. Sundale Road in Norwich, Ohio.
The team of Dan Sheeran Jr., Mike Semon, and Dan Sheeran Sr. had the largest retail transaction of the month with the sale of a freestanding retail building located at 1091 Eastwind Drive in Westerville. The property moved quickly, going from listed to sold in just 65 days.
