The Play Therapy Institute of Columbus

When the founders of the Play Therapy Institute of Columbus decided to launch their own practice, they needed a space that could support both a new business and a specialized approach to children’s counseling. It needed to accommodate playrooms, private offices and a training room for future counselors while meeting their requirements for location, cost, size and layout.

As a first-time commercial tenant, however, they were also navigating an unfamiliar leasing process. Working with NAI Ohio Equities’ Medical Advisory Team of Matt Gregory and Mia Vennemeyer, they began to understand their options and identify spaces that could work for the new practice.

Over the next few months, the team toured properties with the Weisbergers nearly every week, communicated daily and helped evaluate which spaces were the best fit. Just as important, they walked through the differences between residential and commercial real estate, answering questions about lease terms, maintenance responsibilities, building systems and other considerations that came with leasing commercial space for the first time. As the team shared their perspective on potential locations, they helped the client become more comfortable with the process and confident in their decisions.

Ultimately, they found a 1,500-square-foot space at 4681 Winterset Drive in Upper Arlington that checked all of the client’s boxes. Once the right property was identified, the team moved quickly, preparing a letter of intent and maintaining close communication with the listing brokers throughout the process.
