Green Gate Development

Green Gate, a 200-acre property in Canal Winchester, has been owned by the Pfiefer family for generations. Mike Simpson began working with the family in 2002, helping them transition what was originally farmland into a dynamic, mixed-use development with the goal of maximizing the property’s value as well as adding new uses to the Canal Winchester community.

Simpson’s approach focused on attracting multiple buyers and developers across different segments to fully unlock the property’s long-term potential. By working closely with the city of Canal Winchester and assisting in the negotiation of key easement agreements, Simpson helped secure approvals for multiple phases of development, including zoning, infrastructure and land use permissions. The first transaction involved the sale of land located directly off the Diley Road intersection to Meijer, the first development on the land. This paved the way for future commercial and residential development. Since then, parcels have been sold to a variety of buyers, including retail developers, residential builders and apartment communities. Simpson continues to work with the Pfiefer family to develop the remaining parcels.
