When NAI Ohio Equities assumed management of 4675 Lakehurst Court in December 2024, one of the team's first priorities was conducting a comprehensive assessment of the property's critical building systems.

The 57,660-square-foot office building relies on a cooling tower and water-source heat pump system to provide comfortable conditions for tenants year-round. During the evaluation process, our property management team identified a significant concern: the building's cooling tower had reached the end of its useful life and was in poor condition.

As the heart of the building's HVAC system, the cooling tower plays a critical role in maintaining the temperature of the water loop which serves approximately 100 heat pumps throughout the property. A failure of the cooling tower would have resulted in a complete loss of air conditioning, extended downtime due to limited availability of replacement parts, and a significant impact on tenant operations.

Rather than waiting for a costly emergency, NAI Ohio Equities implemented a strategic capital improvement plan designed to address the building's most critical infrastructure needs.

Working closely with ownership and trusted contractors, the team successfully completed an overhaul of the building's central cooling system, replacing several heat pumps, boilers and cooling tower, as part of the ongoing capital improvement strategy.

Collectively, these projects represent an investment of more than $500,000 in the property's long-term performance and reliability.

Equally important, every phase of the work was carefully coordinated to avoid disruption to tenants. Advance communication, detailed site logistics plans, and weekend scheduling allowed major equipment replacements to be completed while maintaining normal business operations. The building was fully operational when tenants returned on Monday morning.

This project demonstrates the value of proactive property management and disciplined capital planning. By identifying risks early, prioritizing critical infrastructure, and executing improvements strategically, NAI Ohio Equities helped ownership protect a valuable asset while ensuring a reliable and comfortable environment for tenants.
