2021: A Record-Setting Year in Commercial Real Estate

Commercial real estate transactions totaled $809 billion last year as investors loaded up on warehouses and apartment buildings to capitalize on the e-commerce boom and record-setting rents, according to “Commercial Properties Saw Record Sales in ’21” published by The Wall Street Journal.

It was no different at NAI Ohio Equities, where we celebrated another landmark year! As we prepare for 2022, we wanted to take a look back and share with you our most significant transactions of 2021!

Top 5 Industrial Leases

Industrial transactions rose to new highs with the Industrial Property Team of Curt Berlin, Matt Osowski and Blake DeCrane leasing more than 2 million square feet and brokering more than $65.3 million in transactions, a 58% increase over the previous year. These are our Top 5 Industrial Leases in 2021!

  • 1. 3357 Southpark Pl., Grove City – 393,696 SF
  • 2. 5830 Saltzgaber Rd., Groveport – 240,500 SF
  • 3. 4001 Gantz Rd., Grove City – 179,112 SF
  • 4. 2300 Rickenbacker Pkwy., Columbus – 162,667 SF
  • 5. 2400-2410 McGaw Rd., Obetz – 134,882 SF

Largest Nonprofit Transaction

Last year, our Office Brokerage Group consisting of Matt Gregory, Andy Dutcher and Phillip Bird represented Volunteers of America in the sale of their headquarters, a trio of historic buildings located at 1776-1780 E. Broad St. near Franklin Park Conservatory. The buildings were purchased by tenant, and area nonprofit, The Village Network. The nearly 50,000-square-foot complex nestled on 2.5 acres is located in the East Broad Street Historic District and sold for just over $3.5 million.

Largest Land Transaction

Our largest land transaction of the year was the sale of nearly 22 acres located in Hilliard by listing agents Phillip Bird and Joe Menninger. The land was purchased by Equity Inc. for just over $4.2 million, with plans to build a new $150 million mixed-use development, known as TruePointe.

Largest Multifamily Transaction

Located in Pickerington, Huntwork Gardens, a multifamily portfolio featuring 24 income-producing units sold for $2.75 million. Carter Stephens represented the seller of this property which presented both short and long-term paths for return on investment.
