Few
would have thought by looking at an empty 218,000 square foot
vintage warehouse on Brentnell Avenue that it would be an
income-producing property in less than 18 months. But, that's
just what ohio equities broker Mike Semon said a group of
investors saw when they looked at this property located in
the I-670 corridor off Leonard Avenue. |

"The
Brentnell property was a big-box warehouse facility that needed
updated and repositioning," stated Semon. "because
of market conditions, the investors were able to negotiate
an extremely competitive purchase price for the empty building,
and we then counseled the investors to do some renovation
of the property including painting, new lighting, new doors
and a few other cosmetic changes.
Semon
also explained that Ohio Equities counseled the investors
to divide the building into smaller sections. "based
on today's market, there aren't a lot of big box users,"
said Semon. This property enabled us to partition it into
smaller units, making it more flexible and competitive."
Following
Ohio Equities' advice, the investors made the renovations
and positioned the building to serve smaller users, and that
strategy paid dividends. "Within six months, we were
able to take a building that had no tenants to a 95 percent
occupacy," said Semon. Semon and Ohio Equities brokers
Dan Sheeran and Curt Berlin, SIOR, were able to lease the
Brentnell property to a number to tenants including North
Coast Logisitics, Performance Plastics, Automotive Supply
Warehouse, and Starlight Logistics. |
